The website and vacation-rental services are operated by Juniper Joy Homes LLC, an Arizona limited liability company (“Juniper Joy,” “we,” “us,” or “our”).

By accessing our website, submitting an inquiry, making a reservation, opting into communications, or using our services, you agree to these Terms and our Privacy Policy.

If you do not agree to these Terms, do not use our website or services.

1. Eligibility

You must be at least 18 years old and legally capable of entering into a binding agreement to use our direct-booking services.

The person completing a reservation must:

Be authorized to make the reservation

Provide complete and accurate information

Accept financial responsibility for the reservation

Accept responsibility for the conduct of all guests and visitors associated with the reservation

We may establish a higher minimum booking age for a specific property or reservation. Any minimum age displayed during booking or in the rental agreement will apply.

2. Website Information

We make reasonable efforts to keep our website, property descriptions, photographs, pricing, availability, amenities, and other information accurate.

However:

Photographs may not show every feature or current condition

Furnishings, décor, amenities, and supplies may change

Dimensions, distances, driving times, and nearby attraction information may be estimates

Website errors, technical problems, and pricing errors may occasionally occur

We reserve the right to correct errors, update information, or cancel a reservation affected by a material pricing or availability error. If we cancel for this reason, amounts paid directly to us for the affected reservation will be refunded.

3. Reservations and Rental Agreements

Submitting a booking request does not guarantee a reservation.

A reservation is confirmed only after:

Required payments have been successfully processed

The booking guest completes any required verification

The booking guest accepts any required rental agreement, house rules, or disclosures

The guest receives a confirmation notice

Property-specific house rules

A separate vacation-rental agreement

Safety, access, or check-in instructions

These documents are incorporated into these Terms by reference.

If a property-specific rental agreement conflicts with these general Terms regarding the reservation, the property-specific rental agreement will control.

4. Rates, Taxes, and Fees

Reservation charges may include:

Nightly rates

Cleaning fees

Lodging or transaction taxes

Processing fees

Pet fees

Extra-guest fees

Optional service fees

Security deposits or damage-protection charges

Other charges disclosed before checkout

The total price and available payment schedule will be displayed during the booking process.

Rates, promotions, minimum-stay requirements, fees, and availability may change before a reservation is confirmed.

Guests are responsible for reviewing the full price before completing a reservation.

5. Payments

You authorize Juniper Joy Homes LLC and its booking or payment providers to charge the payment method supplied during booking for:

The reservation total

Scheduled installment payments

Authorized reservation modifications

Additional services you request

Damage, excessive cleaning, missing property, rule violations, or other charges permitted by the rental agreement

You represent that you are authorized to use the payment method provided.

Failure to make a required payment by its due date may result in cancellation of the reservation according to the applicable cancellation policy.

Payment-card information may be processed by a third-party payment processor. We may not directly receive or store your complete card number.

6. Cancellations, Changes, and Refunds

The cancellation and refund policy displayed during checkout and included in your reservation confirmation applies to your booking.

Weather-related policies

A request to change reservation dates, guest count, pets, or other booking details is not approved until confirmed by us in writing.

7. Host Cancellations and Property Unavailability

We may cancel, relocate, or modify a reservation when the property becomes unavailable or unsafe because of circumstances such as:

Fire, flood, severe weather, or natural disaster

Utility failure

Property damage

Government action

Road closure

Emergency repairs

Safety concerns

Sale or loss of access to the property

Events outside our reasonable control

When we cancel because the property cannot be provided, our liability will generally be limited to refunding amounts paid directly to us for the unused portion of the affected reservation.

We are not responsible for separate transportation costs, replacement lodging costs, missed activities, lost wages, or other indirect expenses, except where applicable law requires otherwise.

8. Occupancy and Registered Guests

Only registered guests included in the reservation may occupy the property overnight.

The maximum occupancy stated in the listing, booking confirmation, or rental agreement may not be exceeded.

The booking guest is responsible for:

All guests, children, visitors, and approved pets

Ensuring that everyone follows the house rules

Damage or excessive cleaning caused by anyone associated with the reservation

Obtaining approval before adding guests, visitors, or pets

Unauthorized guests, visitors, or animals may result in additional charges, cancellation, or removal from the property without a refund.

9. Residential Use Only

The property may be used only for temporary residential lodging.

Unless we give express written approval, the property may not be used for:

Parties

Weddings

Receptions

Banquets

Ticketed gatherings

Commercial events

Retail activities

Restaurant operations

Photo or video productions

Business meetings involving unregistered visitors

Any event requiring a government permit or license

Any unlawful or nonresidential activity

Guests may not advertise, promote, or invite the public to an event at the property.

10. Guest Conduct

Guests must behave responsibly and respect neighbors, wildlife, the property, and the surrounding community.

Guests may not:

Create excessive noise or disturbances

Engage in threatening, dangerous, or unlawful conduct

Possess or use illegal drugs

Discharge firearms or fireworks

Tamper with smoke detectors, carbon-monoxide detectors, cameras, locks, internet equipment, or safety devices

Enter locked owner closets, utility areas, or restricted spaces

Move large furniture without permission

Create a fire outside an authorized appliance or approved area

Use the property in a manner that creates an unreasonable safety risk

Violate parking, fire, trash, noise, occupancy, or other applicable rules

We may contact guests regarding a complaint or suspected violation. Serious or repeated violations may result in removal, cancellation without refund, additional charges, or contact with law enforcement.

11. Check-In and Check-Out

Guests must follow the check-in and check-out times provided in the listing or reservation confirmation.

Early check-in and late check-out require advance written approval and may involve an additional fee.

Unauthorized late departure may result in charges for:

Additional occupancy

Delayed cleaning

Affected incoming reservations

Staff time

Other resulting costs

Guests must follow all departure instructions, including instructions concerning locks, dishes, trash, temperature settings, and property access.

12. Property Access

We respect guest privacy. However, we or our authorized representatives may enter the property when reasonably necessary to:

Respond to an emergency

Protect people or property

Perform urgent maintenance

Investigate a reported problem

Address a suspected violation

Provide a requested service

Comply with legal requirements

When practical, we will attempt to provide notice before nonemergency entry.

Guests may not deny reasonable access required to address safety, maintenance, or legal concerns.

13. Damage, Missing Items, and Excessive Cleaning

Guests must promptly report damage, breakage, spills, safety issues, or maintenance problems.

The booking guest may be responsible for reasonable costs associated with:

Damage beyond ordinary wear

Missing or removed property

Unauthorized pets

Smoking or vaping violations

Excessive trash

Excessive cleaning

Stains or contamination

Tampering with equipment or safety devices

Unauthorized guests or events

Lost keys or access devices

Rule violations

Fines, penalties, or service calls caused by guest conduct

We may document property conditions with photographs, video, invoices, repair estimates, cleaning reports, or other records.

Where permitted by the rental agreement and applicable law, you authorize us or our payment provider to charge the payment method associated with the reservation for properly documented amounts.

14. Security Deposits and Damage Protection

A reservation may require:

A refundable security deposit

A nonrefundable damage-protection fee

Third-party damage coverage

A payment-method authorization

The specific amount and applicable terms will be disclosed during booking.

Damage protection does not cover every type of loss and does not excuse guests from following the house rules or reporting damage.

15. Pets and Service Animals

Pets are permitted only when expressly allowed by the listing and included in the reservation.

Approved pets must comply with all property rules. Guests remain responsible for pet-related damage, waste, noise, additional cleaning, or injury.

Unauthorized pets may result in additional charges or termination of the reservation.

Requests involving service animals will be handled in accordance with applicable law. Guests should contact us before arrival when an accommodation or special arrangement is needed.

16. Smoking, Vaping, and Fire Safety

Smoking and vaping are prohibited inside the property unless the listing expressly states otherwise.

Guests must follow all posted instructions concerning:

Fireplaces

Wood-burning stoves

Outdoor fires

Grills

Heaters

Candles

Burn restrictions

Ash disposal

Firewood

Fire extinguishers

Guests may not operate a fireplace, stove, grill, or other fire-producing equipment unless they understand and follow the provided instructions.

Local fire restrictions and emergency orders apply even when they are not listed on the website.

17. Rural Conditions and Assumption of Risk

The property is located in a rural northern Arizona environment. Conditions may include:

Wildlife and insects

Uneven or unpaved surfaces

Snow, ice, mud, dust, wind, or extreme temperatures

Limited cellular service

Temporary internet interruptions

Septic or well-water systems

Dark roads or limited street lighting

Delayed emergency or repair services

Seasonal road and driving conditions

Guests are responsible for reviewing weather and road conditions, using appropriate vehicles and equipment, supervising children, and exercising reasonable care.

To the fullest extent permitted by law, guests voluntarily assume the ordinary risks associated with rural travel, weather, outdoor activities, stairs, decks, fireplaces, wildlife, and use of the property.

Nothing in these Terms excludes liability that cannot legally be excluded.

18. Children

Children must be supervised by a responsible adult.

The property may contain ordinary household or rural hazards, including stairs, decks, furniture, heating equipment, wildlife, roads, and natural terrain.

Parents and guardians are responsible for determining whether the property is suitable for children in their care.

19. Personal Property

Guests are responsible for their vehicles and personal belongings.

We are not responsible for lost, stolen, forgotten, or damaged personal property unless the loss was directly caused by conduct for which liability cannot legally be excluded.

We may attempt to locate and return forgotten items. Guests may be charged for postage, packaging, staff time, or courier services. Unclaimed items may be discarded or donated after a reasonable period.

20. Maintenance and Amenities

Report maintenance or safety concerns promptly so we have an opportunity to respond.

We do not guarantee uninterrupted availability of every amenity, including:

Internet

Television or streaming services

Heating or cooling equipment

Appliances

Outdoor equipment

Utilities

Hot water

Recreational items

We will make reasonable efforts to address material problems. The appropriate remedy, if any, will depend on the severity of the issue, the effect on the stay, our ability to repair it, and the applicable rental agreement.

Guests may not arrange repairs or hire contractors at our expense without written authorization, except when immediately necessary to prevent serious injury or major property damage.

21. Third-Party Services

Travel and activity providers

Third-party services are governed by their own terms and privacy policies.

Unless otherwise agreed, you grant Juniper Joy Homes LLC a nonexclusive, worldwide, royalty-free license to use, reproduce, display, and distribute voluntarily submitted reviews or testimonials for business and marketing purposes.

We will not use a private guest photograph for promotional purposes without appropriate permission.

26. Intellectual Property

For claims directly arising from a reservation, our total liability will not exceed the amount paid directly to Juniper Joy Homes LLC for the affected reservation, except where applicable law requires otherwise.

Nothing in these Terms limits liability for fraud, willful misconduct, gross negligence, personal injury caused by legally actionable conduct, or any other liability that cannot legally be limited.

30. Indemnification

To the fullest extent permitted by law, you agree to defend, indemnify, and hold harmless Juniper Joy Homes LLC and its members, managers, employees, agents, and contractors from third-party claims, losses, penalties, liabilities, or reasonable expenses arising from:

Your violation of the rental agreement or house rules

Unless applicable law requires otherwise, any legal proceeding concerning these Terms or a direct reservation must be brought in a court of competent jurisdiction serving Coconino County, Arizona.

You and Juniper Joy Homes LLC consent to the jurisdiction of those courts.

33. Severability

If any provision of these Terms is determined to be invalid or unenforceable, that provision will be enforced to the maximum extent permitted or modified as necessary to make it enforceable.

The remaining provisions will remain in effect.

34. No Waiver

Our failure to enforce a provision of these Terms does not waive our right to enforce that provision later.

A waiver is effective only when made in writing by an authorized representative of Juniper Joy Homes LLC.

35. Assignment

You may not transfer a reservation or assign your rights under these Terms without our written approval.

We may assign these Terms as part of a sale, transfer, reorganization, or change involving our business or property-management operations.

36. Entire Agreement

These Terms, our Privacy Policy, the reservation confirmation, the cancellation policy, the applicable listing, the house rules, and any property-specific rental agreement constitute the agreement between you and Juniper Joy Homes LLC concerning the applicable website use or reservation.

37. Changes to These Terms

We may update these Terms periodically.

Updated Terms will be posted on this page with a revised “Last Updated” date. Changes will apply prospectively unless otherwise required by law.

The terms accepted when a reservation is confirmed will generally govern that reservation, together with any later modification agreed to by the parties.
